Sell the payment, not the price
Financing & your monthly payment
The question that matters isn’t the sticker — it’s how much cash you need and what you’ll pay each month. Here you can see both.
How the $0-at-closing offer works
01
You bring $0 to closing
A 5% forgivable loan comes off the purchase price as your down payment, for every buyer. Down-payment assistance of 3.5% from OHFA Gold or the builder’s incentive covers your closing costs. Either way, nothing out of pocket at closing. Check eligibility in the OHFA link.
02
Any loan type
FHA, VA or Conventional all work here, including VA for veterans and Tinker AFB families. Your lender picks the one that fits you.

Do I qualify?
What OHFA asks for.
The 3.5% that covers your closing costs comes from OHFA Gold, and OHFA sets the rules for it. These are the ones that decide most files:
- First-time buyer — you have not owned a home in the last three years, unless the home sits in an OHFA targeted area.
- Credit score 660 or better — the middle of your three scores.
- Household income under OHFA’s limit — set by county and household size, so ask the lender for the number that applies to you.
- Purchase price under $349,525 — the limit outside targeted areas. Every home here is well below it.
- Homebuyer education is not required on FHA, VA and USDA loans.
If you do not meet them, you can still buy here. The builder’s incentive covers the closing costs instead, so what you bring to closing does not change. The 5% forgivable loan that covers your down payment is arranged by the lender — ask them how long you need to stay for it to be forgiven.
